Maintenance of motorized gates

Regular maintenance of motorized gates is crucial for safe use, long service life and reduced risk of downtime. Lack of service can lead to accidents, high repair costs and energy losses if the gate does not close properly. Professional preventive maintenance is also a requirement according to the regulations of the Swedish National Board of Housing, Building and Planning.

Property owners or housing associations are responsible for ensuring that gates function safely, are inspected every two years by an accredited inspection body, and are taken out of service in the event of faults, incidents, or safety risks. The owner is also responsible for reporting accidents to the building committee and for gates to be shut down in the event of deficiencies. Inspection does not exempt from liability — ongoing supervision is required.

Service should be carried out continuously according to the manufacturer's instructions or at least twice a year if instructions are not available. Service companies must have documented competence, follow safety regulations and keep records of all maintenance. However, they can never take over the owner's legal responsibility for the function and safety of the door.
