Inspection of motorized gates
Motorized doors, such as swing doors, overhead doors, folding doors, shutters, roller doors and gates, are subject to statutory requirements for inspection before use. A door may not be put into operation without an approved initial inspection, and the owner – usually a property owner or tenant-owners association – is responsible for ensuring that the door is safe and inspected in accordance with the Swedish National Board of Housing, Building and Planning’s regulation BFS 2018:2 H18. In the event of serious safety deficiencies, the door must be taken out of use until the defect has been rectified and re-inspected by an accredited inspection body.
To meet the inspection requirements, a recurring inspection is required. Most motorized doors should be inspected every two years, while doors within fenced industrial areas with special security features may have four-year intervals after dialogue with an inspection company. In the case of major renovations, such as changing the control system or machinery, a revision inspection is required. If a door is moved, a new initial inspection must be carried out.
There are exceptions to inspection, including manual gates, motorized garage gates for individual use in single-family homes, and certain gate types with special characteristics — however, exceptions may require approval from the Swedish National Board of Housing, Building and Planning. Each gate must also have a logbook/journal where supervision, service and maintenance are documented, which is checked during inspection and is a requirement according to the regulations.
